FYI, we've got word from one of our lenders in Lafayette that PMI will still be tax deductible in 2008. The actual rules and accounting procedures are not totally in place yet. Here are a few details...

In general, dual household income cannot exceed $100,000 and a single borrower's income cannot exceed $50,000.00 as the main qualifier for deductibility.  I will provide more specifics when available.

All consumers should check with their accountant for accurate information on how much they can deduct.

Interest Rates Drop for Our Lafayette Home Buyers!

I thought you might be interested to know that mortgage bonds prices have risen. This puts downward pressure on mortgage rates. Trading was all over the place throughout the week...investors are still concerned over credit and energy issues. Adding to the volatility were triple digit movements in stock prices!

Interest rates on government and conventional loans are down another 1/4 point!

We just received word from one of our local builders that many of their spec homes (already finished, move-in ready) are being discounted in price. This is a short term deal of course, so call or email us with any interest. Of course, Lafayette has many new construction options. The advantages of buying a spec home are that you can move in and close right away...no headaches. You can also get a great price by working through us in the negotiation process.

Homes that are discounted and available right now are located on the south end of Lafayette. Many floor plans, ranging in size of 1200 square feet to over 3600 square feet. Price discounts range from $2500 to over $12000! These are significant discounts on brand new homes. Yes, Lafayette has many, many newer homes to choose from. Is this bad for the market, or is giving buyers the choice a good thing? I'm writing this one to hopefully get an idea of what you all are thinking! Let me know your thoughts! Email me with the link below, or just comment the post.

Real estate is a local business. Each market is unique. What's happening in Phoenix, Atlanta or Las Vegas does not necessarily translate to Lafayette, IN! Remember that interest rates are still at historic lows. I expect more rate cuts to come as well.

West Lafayette Good Neighbor Ordinance Still to be Decided

The fate of the neighbor ordinance remains undecided...


It will be interesting to see how West Lafayette decides to play out the concerns regarding this "Good Neighbor Ordinance". Many West Lafayette residents have complained about noise created by students living in the area. Edwina Henderson, a local resident, was just quoted by the Journal and Courier, saying she's had problems with not only noise but theft and public intoxication.

Mayor Jan Mills enacted the Good Neighbor Ordinance in West Lafayette as a way of cracking down on this behavior. However the vote evidently won't get a deciding vote prior to her leaving office at the end of the year. Will West Lafayette drop the ball on this? I don't think so. I hope not. Let me know what you think!
