Every homeowner has probably considered the idea of installing solar panels at one time or another. Unfortunately, when they find out that buying and installing a set of panels can cost at least ten thousand dollars, most people decide that the upfront cost is simply too high.
Brilliantly, in some states there are companies that lease them to homeowners. They will install them on your property and then you are billed for the power that the panels generate. This cost is generally lower than your regular utility rate. Many customers have committed to them for environmental reasons only.
As always be wise and shop around if you are considering panels, as some companies will charge you an upfront fee as a down payment. Many companies do not, and their plans will save you up to 11% on your utility bills. Other companies fall somewhere in the middle and charge an upfront fee, but that fee is considered a prepayment on the solar-power part of your monthly bill, so you will pay a bit less for power each month.

Yes, you can actually save money by installing a Drain-water Heat-recovery system in your home. It works to warm up water for your shower by using heat from waste water as it goes down your drain. These systems are available for other appliances as well, such as dishwashers.
According to experts, if your house uses enough water to take four seven-minute showers each day while using a standard shower head, you will save 183 cubic meters of natural gas per year. If you have electric water heating, you can save 1,479 kilowatt-hours per year. These systems cost between $500 and $700, and cost an additional $100 for installation. So, depending on your type of energy and the rates you pay, the system could actually pay for itself in as little as 2 1/2 years.
Always shop around for rebates if you decide to install one, as many power companies do offer them.

If you decide to purchase a home within the next year, you will be entitled to a $15,000 tax credit, thanks to an amendment written by Georgia’s Senator Johnny Isakson. This amendment to the economic stimulus bill will be available to any home buyer within a year of it’s enactment. Homebuyers will be entitled to claim a total tax credit of $15,000 or 10% of the purchase price, whichever is less. To avoid possible abuse of this credit, it is only allowed for your primary residence and will only have to be re-paid if said house is sold within two years of purchase.
Isakson has a lot of experience in the Real Estate market, as he ran one of the most successful Real Estate Brokerage companies in the Southeast for twenty years. He is convinced that this credit will work because of a similar tax break Congress introduced in the mid-1970’s, when our country was in the midst of a housing crisis similar to the one we are faced with today. The results back then were positive, as home values did eventually stabilize and the market recovered.

If you haven’t heard of the Housing and Recovery Act of 2008, listen up! It’s old news! There’s been a $7500 tax credit in place for all first time home buyers since the bill passed last year in April. It will expire in 2009. If you want some assistance getting moved in your new home, and you’re a first time buyer or haven’t bought a home in a while, then this is a great way to get help with moving expenses, etc.
But the NEWS is about this bill that just passed the senate…
• Provide a direct tax credit to any homebuyer who purchases any home
• Amount of the tax credit would be $15,000 or 10 percent of the purchase price, whichever is less
• Purchases must be made within one year of the legislation’s enactment
• The tax credit would not have to be repaid
• The amendment would allow taxpayers to claim the credit on their 2008 income tax return
• Only purchases of a principal residence
• Recapturing the credit if the home is sold within two years of purchase
• Would sunset the current $7,500 housing tax credit on the date of enactment.
This has passed the Senate, but the entire bill does need to go back to the House, and be signed by the President. There could be many changes before this happens, or not pass at all. But is it a bright piece for us in the Real Estate industry and would help the housing crisis immensely as you can imagine.
